This month’s Golden Eagle Home Sales update will be written “on the road” as I am traveling. It is that time of year again where I visit my Alma Mater (West Point, NY) and see a couple hundred of my fellow ex Army Football teammates (or perhaps XXL Army Football teammates) so the next few days of the Tallahassee Real Estate Blog will be written in New York.

Pending home sales fell with the expiration of the Homebuyer Tax Credit, just as we predicted, so I felt it would be interesting to see how the Tallahassee real estate market fared versus the rest of the national real estate market.

It has been quite some time since we have reported on Tallahassee Condo and Townhouses, so today will serve as an update on this ever-growing segment of the Tallahassee real estate market.

Now that June is more than half way over, real estate analysts from around the United States look forward to reading the annual study assembled by the Joint Center For Housing Studies of Harvard University. Each year Harvard publishes “The State of the Nation’s Housing” and this year looks very similar to last year’s report (The State of the Nation’s Housing 2009).

This is the 2nd blog post in my series on Measuring The Real Estate Shadow Inventory. As you might remember, we addressed the sources of supply in the “Shadow Inventory” of homes that need to be sold but are not currently on the market. Over the past several days, we have been compiling our results from the Tallahassee MLS and they are a bit disturbing.

It has now been a month since the end of the Homebuyer Tax Credit and many of us are wondering how the market will react. For long-time readers of the Tallahassee Real Estate Blog, you know that I have predicted slower home sales, falling home values, but a rise in the “average” home price.

I have received a lot of feedback from my recent blog about how buyers are getting excited about the great deals on homes in Summerbrooke. While everybody knows that real estate depreciation continues and that values have dropped over 25% since the peak of the market, sometimes it takes specific examples for the scope of the adjustment to really hit home.

All over the Tallahassee real estate market, home buyers are finding some excellent deals as prices have dropped roughly 25% since the peak of the market several years ago. Summerbrooke is a great example of a northeast Tallahassee neighborhood that is seeing a rebound in buyer activity due to some exceptional values that are now on the market.
